Características das localizações de sucesso do mercado imobiliário

Como em todo empreendimento imobiliário, a localização de uma comunidade planejada é fundamental para o seu sucesso.

Conversando com José Rocha, ele mencionou uma velha brincadeira que existe no ramo imobiliário. Quando perguntam quais as três principais qualidades do imóvel, ele costuma responder: “Localização, localização e localização”.

Neste ramo, existe um pensamento bem claro sobre isso, que diz que “nem toda área serve para tudo, nem tudo serve para aquela área”. Em resumo, é muito importante escolher a área correta para se planejar uma comunidade.

Outro fator muito importante a ser considerado é que as características de uma localização não são estáticas, elas são dinâmicas. A localização vai mudando com o tempo, principalmente se a gente pensar nas cidades já constituídas. Portanto, é preciso pensar no longo prazo e como isso vai influenciar o retorno do investimento. Fator que é especialmente verdadeiro no caso de comunidades planejadas.

É possível criar comunidades planejadas em locais já consolidados do ambiente urbano, ou seja, neste caso estaremos fazendo um retrofit[1] urbano — muitas vezes o bairro já existe naquela região, mas está degradado e, por meio de um retrofit urbano, é possível criar novas funcionalidades, através do conceito de comunidade planejada. Porém, é algo bem mais difícil de fazer e o custo costuma ser consideravelmente maior.

Por essa razão, estamos sempre muito mais próximos do modelo em que a gente constrói o bairro a partir do zero. Nesse caso, temos inclusive mais liberdade de escolher a localização do empreendimento.

Para fazer uma comunidade planejada ou uma centralidade urbana, não necessariamente a gente precisa de milhões de metros quadrados, porque pode acontecer de já haver um entorno de periferia, de certa forma consolidada na forma de vários loteamentos. Porém, essa população ainda não tem onde fazer uma compra de conveniência, não possui serviços disponíveis, como por exemplo consultórios médicos, dentários e outros. Portanto, a comunidade planejada que será criada servirá também de referência para aqueles loteamentos se ancorarem.

Então, quando a gente olha uma propriedade, qual é a característica que favorece que ela seja transformada em uma comunidade planejada? Precisamos olhar basicamente para estas duas coisas:

Essa característica de “ser de passagem” é muito importante, porque significa que muitas pessoas passarão pela comunidade em direção aos seus destinos finais. E isso favorece o desenvolvimento da comunidade planejada, ao longo do tempo. Porque dificilmente você vai conseguir desenvolver uma centralidade urbana, de uso misto, com diversos usos, se ela estiver no final de toda uma região, isto é, se ela for uma “localização-destino”, como costumamos chamar.

Se a região está na passagem para outros bairros, ela tem muito mais apelo, mais pessoas vão poder desfrutar dessa facilidade de estar no caminho e parar para comprar alguma coisa de conveniência ou se servir disso para ter o seu escritório, ter uma escola à disposição e tantas outras coisas mais.

Enfim, a localização é importantíssima principalmente nesses aspectos, para podermos fazer vingar uma centralidade urbana. Além do quê, é preciso ter um pouco de facilidade de acesso e também em termos da distância em relação a quem vamos atrair para aquela centralidade.
